Site Context

The site currently comprises two vacant office buildings, Mulberry House and The Lawn.

 

Mulberry House is the larger of the two, originally built in the 1970s and refurbished in the 1990s. It features a full height atrium at its core, with surrounding rooms and office spaces. We intend to submit a planning application to demolish Mulberry House.

The Lawn is the smaller and older of the two buildings, and is currently vacant offices.  The building was constructed in the 18th century, and uses a traditional brick construction approach which reflects this.  As a Grade II listed building, The Lawn will be retained and an alternative occupier sought, with adjacent new homes designed to complement the design and character of the listed building.

Mulberry House and The Lawn are currently connected via a bridge at first floor level.  A planning and listed building consent application is to be submitted in the next two weeks to demolish the link between these two buildings.

Development Opportunities 

Before drawing up proposals for the land at Old Bath Road, we undertook our own assessment of 22-30 Old Bath Road to identify any development opportunities, highlighted in the following plan:

This exercise identified the following points in particular:

  • Grade II Listed ‘The Lawn’: We intend to sensitively integrate The Lawn, whilst retaining the existing wall along frontage.
  • Mulberry House: We intend to remove the existing Mulberry House.
  • Neighbours: There are several properties directly adjacent, mainly to the east on Old Bath Road. We will seek to understand neighbours views as we progress our consultation.
  • Access: There is an opportunity to convert an existing access point to the east of the site (off Western Avenue) into a footpath.
  • Trees: There is an opportunity to replace low quality trees to improve biodiversity.
  • Landscaping: We aim to to enhance the grounds with hedgerows and landscaping.
  • Trees in south-eastern corner: There are several trees in the south-eastern corner of the site subject to a Tree Preservation Order (TPO).  All TPO trees will be retained and sensitively incorporated within the landscaped open space.
